You own the relationship with the owner. We are the trade that shows up, does the work, and hands you a clean invoice. That is the entire arrangement, and we like it that way.

How a turnover runs

Tenant out to ready to list

Most units do not need five separate trades and five separate schedules. Here is the whole sequence with one company.

  1. 01

    Send us the unit

    Address, re-list date, and whatever the walkthrough turned up. Photos if you have them. We come back with scope and timing.

  2. 02

    Cleanout

    Whatever the last tenant left goes. Furniture, trash, the garage, the shed. One trip, hauled off.

  3. 03

    Repairs and paint

    Drywall patched and textured to match, doors and hardware fixed, trim repaired, then walls, ceilings and trim painted.

  4. 04

    Flooring

    Carpet out, LVP in, or repairs to what is already down. Transitions and quarter round finished properly.

  5. 05

    Punch list and one invoice

    We walk it, close out the small stuff, and send a single invoice for the unit. One point of contact the whole way.

Working with us

Do you manage properties?
No. We are a repair and maintenance company. We do the work on your units and you keep the client and the management relationship. We have no interest in competing with you.
Can you handle a full turnover?
Yes. Cleanout, drywall patching, paint, flooring, and the punch list, all in one pass with one invoice and one point of contact.
How fast can you turn a unit?
It depends on the scope and where it sits in our schedule, but a standard turnover is usually a matter of days rather than weeks. Tell us your re-list date when you call and we will tell you honestly whether we can hit it.
Do you invoice per unit or per property?
Whichever is easier for your bookkeeping. Most of our property manager clients want one invoice per unit so it maps to their owner statements, but we can bill by property or by month instead.
What about work that needs a licensed trade?
We flag it and we do not touch it. Electrical and plumbing require separate Tennessee trade licenses, and any job at or above $25,000 requires a state Contractor License. We tell you what is outside our scope so you can schedule the right trade.
